Determining
the Right Market Value for Your Home --
We would like to acquaint you with the process we use to determine
today's market value for your home.
We
begin our evaluation by "getting to know" your home
- its location, design
and character. Our sales counselor walks carefully through each
room, noticing all of the distinctive features that enhance your
home. Factual information, such as room and lot sizes, tax bill
and utility costs, is also obtained. And, attention is paid to
the proximity of schools, shopping and transportation. We ultimately
come to understand how your home has worked for you and what has
made it special.
After
our sales counselor becomes familiar with the characteristics
of your home, market data on comparable homes in the area is assembled
- homes that are currently on the market, homes that are under
contract, and homes that have recently sold. This information
is then analyzed relative to your residence.
We
may then send a team of our evaluation specialists, if needed,
into your home. These specialists are active in the marketplace
and particularly knowledgeable about your area. They obtain a
"market sense" for your home and express opinion as
to its market value without reviewing any actual data.
Finally,
we review our findings. Discrepancies, if any, are examined and
reconciled.
Determining
the right market value for a home is not a precise science, where
price is simply a product of square footage, number of rooms or
the price of a house just sold down the street. It is a skill
where experience and judgment are of fundamental importance -
one we have developed over many years serving sellers of fine
homes in a wide variety of price ranges.
